Any charge must relate to the service or loss concerned and comply with applicable law. Guests should contact the operator before arranging a locksmith or other access service themselves.
9. Cleaning, Linen and Towels
The accommodation is prepared and cleaned before each stay.
Bed linen and towels are provided according to the accommodation description and the number of registered guests.
Guests are expected to maintain the accommodation in a reasonable condition during their stay and to leave it reasonably tidy at check-out.

Guests must avoid excessive noise and any behaviour that may disturb neighbours or other residents, including in communal areas, balconies, garages and building entrances.
Guests must comply with the relevant condominium rules and use communal areas respectfully.
Serious or repeated disturbances may result in the operator contacting the guests to request that the behaviour stop and, where justified by the circumstances and permitted by law, taking further action.
13. Maintenance, Repairs and Access to the Property
The operator will make reasonable efforts to ensure that the accommodation and its equipment are in proper working order.
Guests should promptly report maintenance issues, damage or equipment failures so that appropriate action can be taken.

15. Amenities and Temporary Interruptions
The facilities and amenities available at each property are described in the relevant listing.
Occasional interruptions to utilities, internet access, television, building facilities or other services may occur due to maintenance, technical failures or circumstances outside the operator's reasonable control.
The operator will make reasonable efforts to assist with issues that are reported and fall within its responsibility. No provision in these Terms and Conditions excludes any rights or remedies that guests may have under applicable law.
16. Changes to or Cancellation of a Reservation by the Operator
If the operator is unable to provide the confirmed accommodation, the operator will inform the guest as soon as reasonably possible.
Where appropriate and subject to availability, the operator may propose alternative accommodation of a comparable standard. Any alternative will be subject to the guest's agreement where required by law.
If the accommodation cannot be provided and no suitable alternative is agreed, the guest will be entitled to the refund or other remedy required by the applicable booking conditions and law.
The operator will not unilaterally change the confirmed accommodation or materially alter the agreed reservation except where permitted by law.
17. Liability and Unforeseen Circumstances
The operator will fulfil its obligations under the reservation and applicable law.
Neither party will be held responsible for a failure to perform an obligation to the extent that it is caused by circumstances beyond reasonable control, where and to the extent recognised by applicable law.
This provision does not automatically entitle either party to cancel a reservation without consequences. The appropriate response will depend on the circumstances, the applicable booking conditions and the law.
Nothing in these Terms and Conditions excludes or limits liability or consumer rights where such exclusion or limitation is prohibited by law.
18. Personal Data and Privacy
Personal data collected during the booking and pre-check-in process will be used for purposes such as managing the reservation, communicating with guests, complying with legal obligations and administering the accommodation service.
Personal data will be processed in accordance with applicable data protection legislation, including the General Data Protection Regulation (GDPR), where applicable.
Further information about the data collected, the purposes of processing, retention periods and guests' rights is provided in the BEM-VINDO HOMES Privacy Policy.

Information about the applicable complaints procedure and the Portuguese Electronic Complaints Book (Livro de Reclamações Eletrónico) should be made available where legally required.
20. Amendments to These Terms and Conditions
The version of these Terms and Conditions applicable to a reservation is the version presented to the guest at the time of booking, subject to any later changes agreed by the parties or required by law.
Updates to these Terms and Conditions will apply to future reservations from the date they are published and will not remove rights already acquired under a confirmed reservation.
21. Applicable Law
These Terms and Conditions are governed by Portuguese law.
Any dispute will be handled by the competent courts or dispute-resolution mechanisms in accordance with the applicable legal rules, including any mandatory consumer protection provisions.
Nothing in these Terms and Conditions prevents a consumer from exercising rights available under applicable law.
